Check out a little bit of my story under replies of "repairing deck". That is only part of the story. I cannot afford to pay over $100,000 and 30 years for a piece of junk that is already falling apart, and cannot get anyone out to fix anything. I'm sick of this "blame game". Someone need to fess up. I will continue to tell everyone how bad it can be if you get shoddy construction even from a well known company like Champion homes.

What model did you get. It sounds like a lot of your problems are from the setup crew. I hope everything works out. It must be very frustrating. We are looking at silvercrest right now which is a champion brand. Do you know what plant your home came out of?

i am a manufactured housing contractor, from what i read of your post , I bet this home was lot set or an old inventory, am I correct? no matter who done what it is the dealers responsibility to correct as for what i read it sounds as if it had nothing to do with the set of the home, the set would not effect siding ,gutters,carpet etc. before you give the set crew a bad rap get the state involved.and see

A couple of observations...first you listed complaint lines for "modular" homes...Not quite right...These listings are for manufactured home...homes built to the HUD code...Modular homes are not regulated by any federal agenct...only state and local contractor boards..
From what I have read...you do have a manufactured home...I think I also read that you are in TN????,....If so..you should forward all your complaints to..

They would be able to order corrections of any code violations...both manufacturers and set up problems...They WILL NOT get involved in contract disputes...These are for the local small claims courts..

Our home came out of Sanford, NC. It is a 2003 model. I will agree that most of it was the set up crew, but getting Southern Showcase to do something about it is another thing. I am tired of,"I don't know, we'll get back w/you". I've got all of my ducks in a row. I have researched and found exactly what is needed to get them to listen. I'm a very easy going person, but a home is only under warranty for 1 year, so I don't want to wait till the last minute.

I think it was more of the set crew. It is a 2003 model that was built in Sanford, NC. The siding guys were both about 19 yrs old and said this was their 2nd home they've done. The foundation, etc was people who could understand VERY LITTLE English. Could not communicate w/them to ask questions. I have also read it is VERY VERY VERY important to check the level of the home every 60-90 days. Doors that did shut, but now are inches from shutting may be a real problem.

Thanks for the advice, maybe You can tell me the right direction. I have studied on the MODULAR and MANUFACTURED homes. it is very hard to tell the difference. From what I understand, a MANUFACTURED home AND a MODULAR are both produced in a factory. Manufactured homes are supported by a steel beam and have to comply w/HUD regulations. A modular home comes in 2 sections and is supported by floor joists like a "stick built" home. It has to comply w/state codes. NOW, my home came in 2 sections and had a cement footing. I thought I was getting a MODULAR.?? I think I better look close at my paperwork and get my stuff straight. All I know is that it is a mess w/lots of stuff needed doing. I have also read that it is terribly important to keep check on the level-ness of the home every 30 days until after the first year, then every year. Could this be why the doors are inches from shutting now, but was not when we moved in??? Also, doesn't a manufactured home come in 2 pieces also?? Thanks, Monica, NC

Monica, I can pretty much guarantee you that you don't have a modular.
Double wides are called that because they come in 2 pieces (triple wides, 3 pieces). It can be a manufactured or modular. A modular is MUCH more expensive than a manufactured, about 25% higher (a 60k manufactured would be about 80k as a modular). It also takes about 6 months start to finish for a modular.
There are quite a few differences between the two.
If you're still not sure, go look in your electric breaker box. There will be a sticker in there that will say either HUD or DCA, if it says DCA, then you have a modular.
Regardless of that, you need to read your paperwork. I'll bet it says that they only guarrantee the home as level when set, and ALL homes settle.

the guys you mentioned ( vinyl and foundation) ARE NOT the set crew, as for manufactured and modular , there are "on" and "off" frame modulars, but all HUD homes are on a frame (chassis) , you can also look on the rear of the home ,for a metal tag, if this is there ,it is a HUD home (mobile home)

The other posts here have addressed the modular...vs...manufactured home correctly...easiest way to tell is the HUD seals on the outside..little red tags on the long side of the home...face the home the tags will be near the left hand corner near the bottom..If they are there this is a manufactured home..and you are covered by all of the laws and rules in place...
