Moving mine to land - any suggestions?

I'm planning to move my 2000 MH to a piece of property that I'm in love with. I've already had the perk test, checked with township re: zoning, and all is OK.

My plan is put it on a basement in the middle of 2 acres and in 4 years when I want out I will have a chance to sell it. I was recently told by a mortgage broker that they consider this is risky loan and they don't appraise very well when they're on land.

Anyone heard this before or is this guy blowing smoke? I'm not looking to make a huge profit I just want to get out of the MH community environment and actually be able to sell it some day.

Also - if anyone has any suggestions or comments please feel free to post.

Try a different broker..

Appraisals are location and market dependent...Any broker who says he can look into the crystal ball and tell you what an appraisal will be 4 years from now..knows not what he is talking about..

If you move now...you can set it correctly and refi immediatly...saving thousands in interest and rent for the next 4 years...If you maintain your home and property and if it is in a desirable area...when you resell you will return many thousands..probably tens of thousands more than the other alternative of leaving it in place and selling the home...Of course...in the mean time you will enjoy you 4 acres and not worry much about neighbors..Go for it..

Thanks. That's what I figured. How could it not be worth more??? Didn't make sense. The problem I'm having now is I've done all this leg work to make sure everything was possible as far as township, county, etc. Now I'm having trouble finding a broker that can give me this type of loan. I can't believe it's this hard since I know this has been done many many times before.

Anyone know of a mortgage company that can handle this type construction loan? I've been searching the net but not having much luck.

You will need to find a mortgage originator that specializes in manufactured homes...The best place to get a local referal from is the sales persons at a local dealer...They will know who offers the best finance programs in your area...Good Luck
