Not sure what to do about my mobile home

Post by Melissa » Wed Mar 17, 2004 6:20 pm

My Husband and I currently live in a fleetwood 3/2 singlewide. We just bought a 2000 doublewide, so now we are looking to sell our singlewide but we aren't sure how to go about it. Since we bought our singlewide we have done lots of upgrades to it, including wallpapering almost every room, putting up quality chair rail, base board, and door casings, putting up a house type front door, putting down new berber carpet and new vinyl flooring, doing ceramic tile in master bathroom and kitchen backsplash, building in a pantry and utility closet, and lots more. We did all this expecting to remain in this home a lot longer than this but we are possibly thinking of a family and will therefore out grow this home. My questions are can we sell this home without doing owner financing? Will some one be able to get the home financed? I know it can be difficult now to get financing for mobile homes. We want to be able to at least get back what we have put in it. Also does anyone have an idea what to ask for it? It is a 1994 Fleetwood 14 * 80, with all major appliances included (central a/c, stove, refrigerator, and dishwasher), in excellent condition, it was valued by NADA at 21,000.00. Any input would be helpful!! Thanks!

Financing will be plenty available for a credit qualified customers..There are many listed here on this site..

Just remember that qualified customers are out there...You will run into many who are not....Selling this home for top dollar..is just like selling any home..it will take time to find the right customer who likes the home as much as you did..Often homes can take months to sell....even on a dealer lot...yours will be no different..

As far as pricing is concerned...that is totally local...shop around a little and see what else is out there in your market and get the asking prices...remember if your home has to be moved that it will cost about $3000 for a local move...$21000 would be a great buy for someone in most markets for such a well cared for home...

Good Luck
