Model year

Hi,

About a year ago we purchased what we were told was a 1986 model Fleetwood. We signed papers on purchasing a 1986 through an agent. We finally got the title and it turns out the home is actually a 1983. Is there anything we can do about it? We've owned several manufactured homes in the past and never had anything like this happen.

If you have signed docs that reger to the home as an 86 you might be able to do something....but you would have to go to court and probably could only recover a reasonable difference that could reflect the "lower" price the 83 would have sold for..At best..this would be no more than a few hundred dollars...

In reality..83's and 86's sell for about the same amount of money if the homes are of equal quality and condition...

Look at the bright side...the local tax authority will probably tax you less...saving dollars every year from now on..

Ask your self...would you have bought the home if it was represented as an 83?..Why would the year model mean anything at all...If the home suited your needs and pocketbook, I doubt the year model would have meant little...

The one thing to be very sure about is that you have the right title...be sure the serial number matches..

I've checked the title and it is the correct one. The thing that really gets me is that during the 9 months it took us to get a title the agent would never return my calls. We finally had to send a certified letter stating that we had lived in and been paying lot rent on a home that we weren't even sure we owned. We stated she had a certain amount of time to respond or she'd be hearing from an attorney.

I'm not sure who gets the tax bill. I think they are done in November here and the title had not been issued in our names. The home was a repo and she never did say which lender had repo'd it.

If the title has been transfer..last years taxes should have been paid then..I hope..

My point is that future taxes will be lower because of the age..
