burst water line in vacant home

We've been trying to sell our 1999 DW home in a park in Colorado for 2 years - all this time the house has been vacant. We finally have a buyer - doing a short sale - getting to the end - and I get a phone call today from the park. "Do you want us to fix the water pipes?"

We had no idea the place was still hooked up to water - the park has no explanation why it was - and the best part is the waterline broke 3 weeks ago and they are only just getting around to calling us. Only good thing is that it's only external damage.

My question is what recourse do I have? Are they responsible at all? Will my insurance even look at this? The park has offered to fix it for $300. Is this reasonable?

First and for most is to get it fixed before you scare off new buyer...After 2 years of trying, I would not want to lose them now..

As far as who is responsible is you or park?...You are responsible for the line into your home from the park hook up...Have you seen the home and damage..or had someone else check it out?..Hopefully they will not be billing for the water..

You will have to check with your insurance agent about coverage...but in todays world..with computer reporting of insurance claims...it is not real prudent to file this small of claim..After your deductible you would receive only a small amount of money..
