hi, looking for a heads up if this can be done, and be in compliance with mass building codes. I like to top my garage with a double wide which will fit nicely upon the existing foundation and still have my garage under. People I mention this to think I popped my top, but you never know. thanks daniel

what are the benefits? you better get clearance from your building inspector. you need to find out if this a trailer or can it be considered a prefab, if you can pull it off what is the resale value when that time comes. what kind of foundation do you have ?

daniel, most manufacturers allow for this in their setup manuals . check with a dealer , look at setup book and check with local codes. i know with the homes i set the instructions for the basemant set are in manual

I am trying to find out if this double wide will still be considered a mobile home once it is placed on a full foundation above a garage. Which I am hoping this becomes a two story house with 2 car garage under with a large family room on the first level. I am not sure if I could call this a prefab as the double wide trailers are kind of looked down upon in this community. With all the snob zoning in place, I intend to mount it permantly to remove all exterior hardware that may identify its origin, this will become an addition to my home over my garage connected by a breezeway. I hope I can pull this off as I have taken this in trade for a car. I appreciate any help on this endevor that can be had here, I quess if I ask the city inspector, the answer will be no as no one has tried this before in his expieriance. Does any one have a similar experience that they can share ?? thanks

A manufactured home [mobile, trailer, or whatever you want to call it] is built on a frame using HUD building codes. The frame is intergal to the structure, and stays under the floor for eternity. So, your home will always be a classified as a mobile.
