I am wondering what is the difference in a modular home and a mobile home??

The building code that they are built to..;.

Manufactured Homes are built to the HUD code..inspected by federal (usually contracted) inspectors...There is an extensive system of code compliance and support after the sale by HUD for major defects concerning these home..

Modulars are built to state building codes...there are actually 3 different model codes used by the various states....individual states will have their own rules as well...These homes are inspected by state inspectors in the plant...There is little state help available to the consumer after they are built...The effectivness of the states vary from state to state...

Some modulars can be very basic...I often mention protable classrooms that folks are usually familier with...these are all modular construction...Some modulars can be very nice....

As with modulars...manufactured homes can be very basic...or very nice....

I'll add my two cents in laymens terms too! murray is the expert, while I have been in the Biz, and am out now... Also, I never sold Mod's. Dealt primarily in Communities.

My understanding is this, wat little I know..

What Murray said Boca & Hud
Modular's come with a higher roof pitch, though manufactured (some) can too.
Modulars come on a steel frame.
Flooring, and frame.

Geez, I've forgotten the other few things i did know.

My personal opinion is the Gap has become so much less, than 20 even 10 yrs. ago. Though, If I were going on Property I'd only buy BOCA, only because in the state of Michigan, If your on land with a manufactured you get a title (lower appraisal) Where Boca or Mod. get's a Deed.

Something must have changed since you were in the business..

BOCA..is 1 of the 3 building code models used by the various states..obviously MI uses BOCA...Ga uses Southern Standard Building Code..

Roof pich is not described in the code...a flat roof is even possible..these are only features offered by many manufacturers..but are not required..

Frames are a matter of the state codes...In GA all residential modulars do not have a frame...but in SC and FL who also use the Southern Standard code model..Frames are allowed on modular homes..

As of this year...ALL states in the country now have a system to allow HUD code homes to be part of the deed...just like any other type of home...MI has had a system for a few years...

Michigan ceased issuing "titles" per se. Each manufactured home built after May of '99 recieves a "certificate of ownership." Nowhere on the document does the word "title" appear, unlike a motor vehicle which is "Title of ownership" on the document.

Nope! The snow shovel is still hanging up. The grass is still green.. but not for long.
My site is in desperate need of updating, but time just doesn't allow.

I understand that FHA as of June 23, 2003 now requires titles to these mobile/manufactured homes for financing.

FHA Title 1...home only finance..has always required a lien on the title..

The FHA that mortgages the home and land...does require the title or MSO ( original documents on a new home)..at closing so that the attorney can process it to be part of the real estate deed..Every state has a process for retiring the title and making the home part of the real estate..
