I think the owner of the site should consider putting a message board for residents of MH parks. They probably still make up the majority of MH home owners and not only have to deal with the pitfalls and problems of a MH but also have to deal with a landlord/ park manager.........any thoughts on that?

Ditto! And, I am also curious, what you in other States pay for lot rent? What is average? Here in Mi, we pay our own water bill which is ridiculously high @ 40-$47, per Month, with just hubby and I at home, with that our rent is about $425. We have a fairly nice community. No pool, No lawn maintenence. The base lot is $375. It was $255 when we moved in, 10 yrs. ago.... planning to put it on Property one day! That idea went ou the window quickly!

Here in Pennsylvania (Outside Allentown) We are paying $441.00 a month and that includes water and sewer. We have a nice park, although some of it less desirable and have a small pool and playground. When we moved in 1 year ago the rent was $383.00, we have had a $60.00 increase. We want to get out too, but so many homes are up for sale here with the latest lot rent that we can't sell it, so we are considering moving it or trading it in on a mh w/land. We were VERY stupid and didnt talk to other residents about rent increases and other things, but now we have learned the hard way, but as they say what doesnt kill you only makes you stronger.

Rental averages $100-$150 (single wide) a month here around Charleston, WV. The communities have nothing like community centers, pools, and etc. A few of the newer ones are proposing these amenities. No utitlities are included. Sounds reasonable, but the employment market and income averages aren't all that great here hence the lower cost. You also REALLY have to watch for really trashy parks here that give the industry a bad rap. If you want to purchase land to place home on it here, good luck. Too mountainous, and anything remotely flat is at a premium. Even then, there are too many "trailer phobic's" anymore. Everything is almost restricted. We've looked for a home and land for over a year, and find it hopeless. Are other areas of the country this phobic about having manufactured homes in there area? We've encountered land sale with restrictions even 30-50 miles outside any metro area. Ridiculous.
