Underbelly sweating?

Post by tom » Sat Jul 12, 2003 5:59 am

I noticed my underbely sweating today, we are having some hot humid weather. Seems to be worse anywhere the ducts run. The plastic on the ground under the home is wet. We have a block foundation, 28 x 56 with 16 vents in it. Is this harmful to the harm and will it cause the frame to rust out? Wwould it be a good idea to under coat the frame for protection?

You seem to have to have several problems, first of all if your 16 vents are typical 8" x 16" vents that fir into block foundations, you only have about about 6 1/2 square feet of free air for ventilation, your home needs around 10 square feet of free air ventilation.
Secondly, I would bet that your site grading drain directs water toward the home, your home should be higher than the ground around all four sides of the house.
Third, in addition to the rusted frame, you will likely get mold, and mildew, and the insulation will degrade.
Check your dryer duct and air conditioning drain line, they should go to the outside of the crawl space.
make sure your bottom board is patched and no holes are present.
If your home sits in a depression you are doomed.
I hope this helps.

I too have recently noted a large amount of condensation on the underbelly of my Skyline 28 x 56. I've known for a long time too, that the duct work leaks cold air ( in good volume) into the belly. It is just one more problem in my nightmare.
