Up in the Air - Palm Harbor Singlewide

I am considering purchasing a Palm Harbor singlewide, Marietta (model 76E4) 16x76.

Price sis great (display model). It has 3/4" plywood floors, great insulation, storm windows, etc. It was manufactured in Georgia. I live in Tampa, about 20 minutes from the Palm Harbor, Plant City factory.

Is there a difference in the quality of a home made in one factory vs. another?

Does anyone own one that was made in Ga.? What is the quality for the home?

Should I be looking at doublewides instead?

Are display models already worn down by the elements? Palm Harbor is including their 5 year warranty even though it's a 2000 model.

i.e. a 3 year old car that was not driven, is still a 3 year old car. Right?

hi chris,
can't help with all questions 'cept doublewide. i can not get fha underwritten financing on a single wide in my state. i don't know if states differ. i did find on both hud and fha sites prohibitions to funding/underwriting single wides. just some info. there are lots of forum conversations around palm harbors in this forum, expert and first time homebuyer's forums.

LaGrange, GA builds the lowest quality PH in the nation...It is NO WAY similar to the PH built in Plant City...

There is only 1 reason this home is 3 years old and still on the lot...Nobody wanted it...That means when you decide to sell..you better have patience...

I have a good friend in the business in Tampa..Especially if you want a single in a park..he specializes in inpark sales of repos..all at very attractive prices..he also handles a few new homes..He has a personal PH from Plant City...He can point out the differences..

His name is Bill Holland (Bill has been in the business for over 30 years)...His business is named Riley Manufactured Homes...He is on 92 past 301 on just past Temple Terrace...Look up his number in the book..Tell him Bob from Augusta sent you...Who knows..he might buy me a beer next time I am in Tampa..

By the way..you mention the shop wore look and the warranty...PH warranty does NOT cover cosmetic items (read the warranty)...If anything is to be done make sure it is done before delivery of the home..

I should be ready to move into my PH in June...it was built in Siler City....very well made home.

ph is the most over rated piece of what ever that people are being guina piggs buy and see,,,,,,,,,, if it will last as long as the mortgage you won,,,,,, LOL!!!!!
