Selling father's mobile home

Has anyone had any experience dealing with MH of a deceased family member? My father passed away in January and had 23K outstanding on MH loan. I do not have a lawyer (can't afford one). My dad had no estate to probate and I was given some advice to let the bank repo the mobile home. Can this adversely affect our family? No one was on the loan with my father - he lived alone. We tried listing with a realtor for three months and so far no takers. We cannot afford to make the monthly loan payments or the lot rent. I appreciate any help.

If the payments have not been paid since January..I suspect the home is about to be taken anyway...

He did not have an auto?...no furniture?...any money in the bank?...no real estate anywhere....no old insurance policies?...You might be surprised..

Most probate attorneys will tell you what to do for little cost..You need legal advice for this question....

The creditors cannot do anything to you...unless they know you got some assets from his home....The only thing they could do is seek assets of his to payoff any deficiency balances..

He had a car that we ended selling for a dollar..it was in need of many repairs and we tried for months to sell that too. Bank account was a POD account and not subject to creditor collection. No stock or investments of any kind. Furniture and clothing, what little he had, were not old enough to be antiques and too damaged to be of any resale value due to the cigarette smoke and animal damage over the years. We donated all of it to local Salvation Army. The appliances are still in the MH - the bank can have them. He owned no real estate. His insurance on the MH is still in effect. The car insurance was almost expired - the refund was a few dollars. I am just looking for some peace of mind as I have not had anything like this happen before. I will try calling a probate attorney to see if I can get some realtively cheap advice. Thanks for your help!

The only advice I have is to call the bank that held the mortgage. Just tell them what you have written here, and they will do the rest. Also, you might want to tell the managers of the park what is going on, just to let them know. The bank can't do anything to you or your family, your name nor anyone's else was on the MH but your fathers. They will not want anything in the MH, so if there is anything you want, just take it. Unless, of course he had gold or silver laying around. He sounds like he was a lonely man, and I feel bad that you have to go thru this, but things will get better. Take care.

Thank you for your advice - I did call the loan company and the management company and filled them in on what's happening. It's in their hands now.
