Selling by owner

I live in Minnesota and have had trouble selling our manufactured home through realtors. I know nothing about selling it myself - can anyone give me a few tips or websites to visit so I can learn more? I am hoping to find out what paperwork, legal hassles, fees and taxes will be involved. Thanks!

There are a number of web sites that offer advise as well as material. Go to a search engine and look for fsbo (for sale by owner). Are you in a park or on owned land. That will have the biggest impact on selling the home.

Thanks for the reply jgn. We are in a park so the land is not ours. It seems that every time I try to do a search on fsbo I either get sites that want me to pay to advertise or they only have information regarding house sales. I am under the assumption that selling a manufactured/moble home without land is different than selling a house. Would you happen to know any sites that highlight those differences or simply lay out the steps we need to take in order to have a successful and legal sale? Any advice would be greatly appreciated.

I suggest you go have a little talk with MH licensing, maybe the same people who handle car licensing, and see what they'll need when you sell and transfer the title. A MH is personal property, not realty, and most agents know NOTHING about selling them.

In my experience you'll do just as well putting an ad in the paper, and a FSBO sign in your window and trying to sell it yourself. If I were you, I'd drive through some MHParks and see what other owners are selling theirs for, so you'll get an idea what price to ask. And if you'll offer terms, with a down payment and a note to be paid over several years, you'll increase the number of potential buyers a LOT.
