I would like to hear from anyone who has a Homes of Merit home and would like to share their opinions. They manufacture them nearby and I am interested in one.
Does everyone agree you don't pay sticker? What should/should not be in the contract?

Homes of Merit builds many models...Each with different specs and construction standards...Some of them are the very best available in the industry...others are much like many other homes..and recently thay have started to build Titan models in one of their plants which is nothing like the other models...Much more like the very basic homes from other builders...

You did not mention if you were close to Lake City or Deland...but both have model centers and offer plant tours...Go take one and find out the differences in the various models...Most...but not all...come with a full 5 year factory warranty...and HOM has a great service program...

"Does everyone agree you don't pay sticker?"...There is no "sticker" price in the industry..Some dealers offer the best price to all customers...a few try to over charge those that do not shop around...but...I would not dealer with a dealer that would try to screw the uninformed...they will lie to you too..One word of caution..when comparing the price of Homes of Merit from dealer to dealer..you have to be careful you are comparing all the options..HOM has many customer choice features and some of them will have $ 15,000 of more in options...many things that folks think are standard are not...such as washer plumbing...this is even an option (mostly because some manufactured home parks do not allow washers and dryers)...spec a home and get a copy of the specs..then shop the total home....also understand that finance rates are different...One delaer might be $ 500 higher in the price but offer lower interest saving you thousands of dollars...Remember housing is a package..

"What should/should not be in the contract"....Everything including the spec sheet from the factory...Just know..if it is not on the contract...you do not get it...verbal by the salesperson is of no use..
