We are in the process of closing on a piece of land. We have decided on a floorplan and with that out of the way, we are now moving forward. One thing I MUST have is a full garage. At least 24' x 24'. Most likely a bit larger. When looking at options, the metal kits look extremely attractive. The construction quality looks good and we can have it customized with doors etc. Anyone have any experience with these? How about tying them directly into the home? Anyone have any recommendations to manufacturers?

With that said, we are also going to add a large deck and above ground pool. I know it is a no no to put a pool ontop of a septic system. Knowing this in advance, is there any reason I can't have a septic installed in front of the house? The garage is going to be set behind the house and not extend from the side. Ideally, we can put the septic in front.

If you are looking at a pole barn, they are resonably priced, give a lot of room and can be customized any way you want. In Oklahoma a good one runs around $10-13 per sq foot with a poured floor, garage doors and windows. If you are looking at all metal they are quite a bit higher and I would not attach it to the house because unless you will have a entry into the house from the garage there is no point. There are a number of manufacturers that offer garages as part of the home but you will pay a lot more.

Septics can be put anywhere front or back but you need to check codes as to set backs before you decide.

Re: septic location

Recommend working with your home dealer on septic location. Builder should have an engineering plan showing the location of the home's septic connection.

Typical drain grade is 1/4" drop per foot (check your local code).

Ask your dealer / installer if additional plumbing fees will be required to modify or move the standard drain connection point.
