soil "unfavorable" for septic....

....That's how a lot I've been interested in is described by the local health department expert (in a document provided to me by a realtor). The realtor says it's not really a big deal -- if the people installing the septic system know what they are doing, and the right system is installed, there supposedly won't be any problems. A number of other homes have been placed on similar lots in the area.

Anybody ever heard of a situation like this? Should I trust what the realtor says? Obviously, the health department is allowing septic systems to be installed with "unfavorable" soil conditions, and lenders are financing these land/home projects, but I can't help but feel concerned.

You should be concerned...There are many sewage systems available to be used...Some cost thousands more than the basic septic tank and drain lines...

The only way to compare this property and that of other locations is to have a perk test done as a condition of the sale...or in advance of the sale so that you can get an accurate idea of the eventual costs associated with this lot...

In our area..very basic septic systems can still be had for about $ 800...but the much more complex systems that are required in some locations can run as high as $ 6000...Knowing the total cost of the land and the improvements is the only way to have confidence in your purchase..

This goes for other things as well...wells...many different ones available and cost vary a lot....even electric companies and the rates can make a difference in some areas...

Thanks for the info. I spoke to a health department official, and I don't feel as concerned as I did. However, the soil conditions do mean the septic system will cost more than a basic system. It may be worth it, though, as the price of the lot is low for this area ($23,300, 2.08 acres), and it's on a quiet country road. I work nights a lot, and I definitely need the quiet....
