assembly

I just put the down payment on a home by fleetwood square footage of 1960 sq foot. Base model at a price of $39,000.00.
1) I belive that this is a good price for a home this size, Please let me know if I'm wrong.
2) The assembly cost $12,000.00 seems, to me, a little inflated.
Is this to make up for the low price or a legitimate cost? ( This only includes set up, and trim out. No electric foundation, steps, or any of the other requirements)
3) Can I assemble the home myself and avoid the cost? I am in the construction industry and feel that this is within my capablities.
4) Will this affect the warranty?

Homes are sold in all different manors in the US...Most areas quote delivered and set to code prices...

It is hard to tell is the 39K is fair or not not knowing the options (if any) that are included...but it seems a little low and must be for one of the most basic Fleetwood model..Remember..Fleetwood is a large diverse company and builds all manor of different models with different construction features in each..Some are the most basic in the industry...others are some of the best...Although floorplans might be the same from plant to plant...the homes are not...

I can tell you that the 39K plus 12K= 51K is a little high for the most basic models..This is what I expect you are looking at with this kind of pricing..

12K for blocking (anchoring????) and trim is very high...Depending where you are..costs can be as little as 3K to 6K at the most for these limited services.(depending on the distance you have to move the home...a/c and skirting could add another 2500 to 4500 depending on the type of skirting)..Labor and parts included...even profit for the independent crew..

Can you set the home yourself...Depends...some states require the set up be done by licensed set up contractors..You will have to ask your local building inspector...

The work is not too complicated...With your experience you might be able to do it...You might want to sub out or hire 1 experienced man for those unusual quirks of the industry...You must set the home to the requirements of the set up manual..If you do Fleetwood is still responsible for the warranty...Of course..they will not be responsible for the set up...They never are even if the dealer sets the home...In that case he is responsible...Get a copy of the set up manual and see what you think...

Next....I would suggest you shop this same home with a more traditional dealer and get a delivered and set price...
