Well, I got great news from my lender. They have a program I can qualify for where my payments will be 1/2 for 6 months. I have to send them infop/pics/ads proving I'm trying to sell. My park management, well I'm not so confident they will cut me any slack. I'll hear back from them next week. Thank you.

I read about your experiences. I'd be interested in buying your home, but I need it in Texas. I don't think moving one that far would be affordable.
If you can avoid defaulting, it would be good. Your credit will be affected for a long time. rmurray gave you good advice.

I am in Wisconsin, and have been trying to sell my 2005 manufactured Wick "Rollohome" which I purchased new for $72,000. It has been for sale on and off for 3 years. I am down to listing it for $15,000 less than what I owe.
It has three bedrooms, 2 full baths, all appliances, a built-in hutch and computer station...etc. It is been clean and ready to sell.
I have had three people tell me that $40,00 is too much. Just like Sherry, this is killing me. I've had it on Craig's list many times and it is also on this site (#267570), but I can't seem to edit the listing to $40,000-so I put that on the "help" forum. I guess my next step is talking t the lender.

Sounds like you need some professional help. Try engaging a local real-estate professional that specializes in short sales to help you navigate through the short sale process.

The banks are starting to recognize the value of short sales to their bottom lines. They have a massive surplus of foreclosed homes for sale and are seeing that short sales, prior to foreclosure, are costing considerably less than the three year process of foreclosure.
