Thanks Anne! I really appreciated your post. i really, really liked the Skyline floorplans but not my husband. I liked the way the other bedrooms were close to the master bedroom which is beyond extremely important to me!.. I did not know that Skyline would customize their homes to fit your needs. Thanks for that point.

What I am really looking for is a 4 bedroom 2 1/2 bath, and the master bedroom having a retreat. I mostly find a 4 bedroom with the master retreat being an optional 4th bedroom. I also wanted the 2nd bathroom to be in between 2 of the other bedrooms so that when my kids have to go in the middle of the night they can have easy access to the bathroom. The 1/2 bath would of course be for the guests.

So if you know of any let me know.

So hopefully I can find what I really want to live with for a long time. I am being patient and I don't want to rush into anything.

We are in a site built home right now and it is HORRIBLE!!!!!!!!!! Whatever anyone says about manufactured homes vs. site built, they'd better think again!!!

There is hardley not protection for the site built consumer, short of some large cost consuming law suit. And if you live in an older house you're just outta luck.

Kris, for you and anyone else, a good resource is the local building department, especially in California. They keep a list of all building permits issued and if you research it you will find who is processing the most permits for manufactured home site installations. In many counties, this info is available online. You can get addresses and names of property owners as well as contractors. Then you can drive around and look at jobs and/or make some inquiries. A reputable dealer will allow you to contract with them (if they have a California Contractor's License) or anyone of your choice. Do a little legwork, ask around and the cream will rise to the top.

So far you have not mentioned which state you are in..You have mentioned Destiny (which is only in the deep SE), Fuqua which is only in the Mountain and Western area..I saw your post about perfect floor plan...You described one that is a staple in the PH line..You can go here to see it..I think this plan is actually available in most of the company..

Glad you are going to visit another PH dealer location...Keep researching everything about the home..you will end up with a good one and you will fwwl good about it..

We are not ordered or commanded to do anything...We are expected to be professional housing consultants...All consultants must have an honest exchange of information with their clients to be able to make sure they are filling the clients every need..In my case I expect customers to have strong intelligence, a good idea of their family's needs..an idea of what they want..I treat all with respect, honesty..All I ask is the same..I do ask a few questions to get information to best serve the clients needs..I do like to point out a few facts about the product or PH..all of which we back up in writing. You could have gotten that 3/4" plywood floor on 2x8's or 2x10's at PH...I am glad your home is treating you well...

I have been involved in MH for close to 30 years. I sold many brands during my sales days but always found it difficult to compete with the Skyline guys in my town.

Skyline has been the industry leader in customer satisfaction,,, since before it became fashionable for builders to worry about the end user. They make a very solid product with an emphasis on quality construction with little in the way of sales frills. Yet you can option in just about any features found in the more prestigious brands. The one option that you must insist on is upgrade the floor to OSB or if they offer it in your area to plywood. If you are working with a reputable dealer you almost cant go wrong with Skyline.

As far as where you want the heat/air vents... Floor vents are not as convenient. They get in the way of furniture, capture kids toys, loose change and other small items and they make it more difficult to vacuum and mop. YET... In this age of obnoxiously high and constantly rising energy costs, considering that hot air rises and cold air falls, the wise move would be for floor vents in the northern states and ceiling vents in the south

I am considering getting one...BUt...what do you know about tye siding & longevity of it? Also...do you believe that it would costs alot more to add an actual entryway?

Stay away from Palm Harbor at all cost the product looks good on the out side .
The follow up from the factory and sales manager is not there. I'm still wating for my home to be finished to my satisfaction "Costomer satisfaction is number 1".
" Our goal is to make sure our happy with us". BULL Two years later doors still do not work cracks all over the place roof leaks mold in the hot water closet. I was told by the factory that I was not to talk to or complain to the sales staff. I was ask by the sales staff not to wright a letter of complaint. From day one I have been lied to and my concerns not taken care of . I still have money in escrow as a hold back. Untill my house is made right it will set there regardless of there thereats. If you want names and factory location I will gladly give them to you. I have had five other friends decide not to even look at manufactured homes . They felt that if the number two home builder treated me this way. Why waste there time . Stay away from Palm Harbor now number four.

What can anyone tell me about the insulation of walls and ceilings and floors of 1985 Silvercrest manufactured homes (Arizona)? I am considering buying one and I'm trying to figure out what to look out for.
