In response to unknown, in reading your message i got the the feeling the processed worked as it should have. The fact that some buyers walked out indicates to me that they were simply uncomfortable with some part of the process and opted out. This puts shared responsibilities on all parties and protects the consumer. I really would like to know why they walked out. I dont really want to be defending a flawed system. But to simply terminate it because a few refused to follow through was wrong. It could have been improved to make it work amicably. ( I got a feeling that the dealers may have had some influence on its demise).

There are more and more lenders doing manufactured home construction loans today. They work close to the way you have envisioned. Each contractor is paid by the bank as they finish their part of the site prep and installation. I really can not tell you why the customers walked on the deals. But i can tell you in the land home packages I processed for the dealership I had very few customers want to be involved and never had one walk out on a deal, most customers wanted the turn key package and quick. I really liked it when they became involved, it was their home and their land and the more involved they were during the process the happier they were when it was completed.
