You just commented that that warranty for the Novadeck (or similar) subflooring says that it doesn't over water damage. Am I right in assuming that water damage would usually come from leaky or malfunctioning plumbing? If that is the case then wouldn't the plumbing warranty cover any damage to flooring? Just curious. Thanks.

Water damage can come from these problems and would be covered under the plumbing warranty for the first year....but...what about year 2 thru 55..
Also the warranty even mentions an exclusion if the doors or windows are left open..
Water damage can also be caused by exseesive dampness in the baths, wax rings under toilets (big cause of rotten floors)..even improper use of carpet cleaners...
Go to a large used home dealer and ask to see some of his pressboard floored homes...You will run...not walk away from this stuff

We operated a MH repo recovery, renovation and remarketing operation for several years. In that time we renovated hundreds of manufactured homes. Nova Deck is a brand name for a variety of particle board. Particle board floor repair and replacement is historically the greatest single expense in MH repair and renovation.
If the best they can do is Nova Deck you better look for an upgrade to plywood or a different brand. The only advantage in using particle board is PRICE.
I am one of the biggest cheerleaders for manufactured housing you will find. BUT... If your buying a new home and cant afford the floor upgrade you would be wiser to continue renting rather than purchase almost certain deterioration and long term aggravation.
The modern manufactured home has matured to the point where there is less and less that differentiates it from site built residences, in quality, appearance and longevity of service expectations. The use of Particle board floors is a throw back to the days when production cost concerns outweighed all factors, including end user satisfaction. Nova and ALL any other types of partial board floors should be eliminated by the manufacturers.
