I have a 1997 double wide mobile home with an adjustable rate mortgage. I would like to refinance but have been unable to get financing because the land is included. Can someone please tell me how I can get refinancing for this home as I would like to do additional improvements as well as get a fixed rate mortgage.
The problem I have had in the past is that the appraisor will not appraise the mobile home because they state that mobile homes have not been selling all
that great in my area and they have nothing to compare it with, and most lenders want the mobile home only to refinance not the land. I have almost an acre of land
and have no intentions of giving it up unless I just have to. I would like to maintain this property and improve on it with the existing mobile home.
Any help anyone can provide would be greatly appreciated. I live in the state of South Carolina.

Appraisals can be very hard in some counties in SC..Folks are vey stable and seldom resell their homes..Appraisers must have resale comps within 12 months in your area..But some programs are invoatve and allow adjustments to compensate for this problem..Lenders here specialize in manufactured homes and will have plans for you tailored to your needs...
One big caution... I would tell you that you will have a very hard time getting a "cash out" ( a loan that puts cash in your hand for those improvements)..My first question is have you talked to your lender...Most varible rate mortgages have a conversion to fixed option...Trie here and good luck...

im really suprised you are having a hard time with land. we were in your shoes until recently. when we purchased our home w/o lAND we had a varible and it went up 6 points in 6 years!!! when we would call around the first thing we got was w/o land they couldnt help us! how frustrating! are credit was just ok at the time. now our credit is much better and we got a postcard from vanderbilt. called them and had no problem. we closed thursday at 8.1%! at the best thing about it is we had 14 years left and we thought we would have to start over on our 20 but we dont.
