Looking to buy

I'm not sure if this is the appropriate place to post this, so forgive me if it's not.

I am trying to find a mobile home to purchase and I am having the hardest time. What's difficult is that every mobile home I am seeing for sale is SO NICE and located on property already.

Ok, here's the story:

My family has a piece of property by a lake. We have a trailer on it right now that we have been using for summer weekend trips and vacations for the past 16 years. However, the trailer was probably already 40 years old when we bought it and it's just gotten worn down over the many years. We are looking to buy a new trailer to put in it's place. It doesn't need to be fancy, just something used, nice and clean, that doesn't leak (The one we have now has many roof problems and has been eaten up by termites), and has a kitchen, bath, and place to sleep. All of the mobile homes I am finding for sale are actual NICE HOMES, to live in always, and they are expensive for what we have and need.

Anyone know where I can find some decently priced, used, mobile homes for sale, just for weekend getaways? Thanks for any help you can give!!

I am looking for an older double wide. I don't want to waste anyone's time. I'm not looking to buy right now at the moment, but I will be looking to buy around July- August of 2006. I'm looking for something I can pay cash money for, and dont have alot of repair issues. This will be cash out of my own pocket. Not from a bank.. If you know anyone selling that can make a cash offer deal, please let me know.

Hi Freda,

Except when a seller decides to grant a mortgage or note to the buyer, the seller gets cash when they sell a home.

Your advantage may be that you can close more quickly than a traditional buyer. And while that can be a very useful negotiating advantage in some circumstances, remember that your primary objective is to get a home you can enjoy, live with and easily maintain. Don't hesitate to consider all the homes that interest you and when you find the home that is best for you make your best deal.

And as Mr Oxhandler recommends above you can get started right now by looking for your next home in our MLS.
