If you're looking for cash out/ debt consolidation, manufactured/mobilhome in a park on leased land, there are a couple of lenders. However, your credit score is going to be a very important factor.

Hello Celeste, my name is Reginald Gill and I'm a branch manager for CFIC home mortgage here in Maryland and I'm having a hell of a time finding a lender that would do Double wide home loans for sub prime borrowers. Can you offer me any assistance to provide my cleints? I'm aware that I can go FHA with these types of loans but in most cases I cannot. Thanks, Reggie

does anyone know of any lenders that will re finance a double wide that is not set on a foundation. We are on a pad and no one will touch it.

You should submit a request here in the lender section...Here all the lenders are regularly involved with the manufactured home business...

Most lenders you have spoken to have little or no understanding of your home...."Permanent foundation" means different things to different lenders...but most often it only means that the home is set to local code or is declared "permanent" by an appraiser....All they usually require is the home be attached "anchored" to the ground and all running gear and hitches removed from the home and the home be underpinned...Many loan originators will expound on their personal interpretation of the meaning of the term...This above info is for conventional mortgages..They will probably require a FICO score of 640 or above mid score...If you have been trying FHA finance..the "permanent" foundation is specifically defined in the FHA regulations.....

FHA does do refi's if you have owned the property for over 6 months..
