selling a mobile
I need help. My husband and I have been trying to sell our doublewide for almost a year. Every time we think we have a buyer they can't seem to get the financing. Our current mortgage company (which we refer everyone to) won't give a mortgage to a credit score less than 625. Our home is currently in a mobilehome park, And our area doesn't seem to have a demand for a doublewide. What can we do?

I've been trying to sell mine for 3 years. It is also in a park. Prospective buyers can't get financing or can't afford the 5% down. I am going to walk away from it because I had to move to another city in order to get a job (I was unemployed for several months) and the whole thing is just a mess. I was also am having problems with real estate agents who would not treat my "sale" like any other "sale". Not fair. Yet if it did sell I was still going to have to pay the full commission and closing costs. Before I listed my house I always thought the buyer paid closing costs. I guess that is just on regular houses. I don't know that I ever want to own another house at this point. I don't want this to happen again. 3/4 of the houses in my park have been foreclosed on. Two more are coming up (mine and my neighbor's). We are moving to where there are jobs so we don't end up back on unemployment or welfare.

Have you thought about carrying the financing yourself? Get a downpayment from the buyer and set up a note amortized over ten years or so and at an interest rate of 9 + %. Then you could either accept the monthly payments yourself or sell the note to an investor like me and receive cash at that point.
