Walter, I am a former Manufactured Housing Dealer in California. I am now in Real Estate. In California, We (Dealers, Park Owners, and Mobile Home Owners) have banded together to overcome many hurdles to affordable housing by designing laws to protect the consumer. One of our solutions was to pass the Mobile Home Parks Act which governs parks and park managers. Another was to allow, and in fact require that, Mobile Home Park Residents have the right of first refusal to purchase the park when it becomes available, and also provide very low interest loans, sponsered by the state, to assist residents in these purchases. We have several types of park ownerships that have been spawned by these types of sales. One is an outright, fee simple deed to the land while usually maintaining a required homeowners assn. to maintain clubhouse, streets, & common areas. The next step down on the ownership ladder is a condo type park where all residents own the park in common with appropriate deeds for common ownership. third, we have what we call a Share Park where the owners own a share in the corporation formed to purchase and maintain the park. Usually, the share parks have a higher maint. fee or assn. fee. But even in the rental parks, special care has been taken to eliminate rent gouging or Hitler type park managment. I would strongly recomend that you inquire with your state or county governments to see what consumer protection laws exist in your state and also if the parks are licensed or somehow regulated. In our area, the Department of Housing & Community Developement is the answer. Good luck with the battle. Allan Brown

Thanks, a friend said they were visiting at the office and the PM was 'closing' a transaction with a Dirty Barefooted woman. I have an appointment with an attorney, I don't want to give them their sick satisfaction of dragging our names through the Mud after kicking us below the belt to knock us down.

Slander of Title, Unjust Enrichment, or RICO statute violations? Latest Title on her Business Cards is District Manager.

The Park manager says she is there to "Clean Things Up". After years of inconsistent policies, frequent new park managers, now she is cracking down. I don't know if she is on orders from above, this is their business plan, or she is out of Control.
What I do know is that many have been damaged, financially and emotionally. I have been damaged just as if she came through with heavy equipment to "Clean Things Up" and crashed and trashed our property and persons.

Well, we have a lovely overall park owner and a bute of a manager as well here in NY!!!!!! The manager is gruff, somewhat acts in a hostile manner towards homeowners, in terms of always warning people he will boot them out! And the general statement whenever we have problems with the home is "Well that's your problem you own the home now." This is an ongoing problem here. The park owner actually owns like over 20 parks supposedly in the US...hard to say as it would be easier to contact the Wizard of Oz than it is him.
There is a pretty devious thing going on. They evict people, especially if you buck the so called manager...he then boots out the owners, and the home resorts to the bank. Then he waits, offers the bank some ridiculous amount to buy the house from them and of course they say NO. Well...then he tells the bank, they have to get the house then out of the park. Of course what is the bank going to do with the house so they take his offer and he resells high. I do not like living in this park because of these owners and managers. Each manager is nastier than the next and he has been blackballing current owners too that are trying to sell because there are new houses as the park is relatively new. This is proven as a woman had her friend come to pretend to buy here look at new homes then act interested in hers. He did not know, said some nasty things regarding the woman who was selling about her housekeeping, etc. So the friend let her know. Problem is that most people cannot get a lawyer because most do not have the money to go up against these corporate lawyers and money they have. People are afraid to cross the guy. I recently told him I was calling the news about the poor quality of my new home and he went beserk screaming and swearing at me saying "What would you do that for that would kill me in this park for selling!" SO, you tell me how does anyone fight this idiot?? I have been trying to sell for 3 years now without success because I know he undercuts me too probably. Plus I would have to try to sell for what I owe on the house after putting alot into it, central air, and other pluses!!!!!!!!!!!! I would NEVER buy another or live in a park. So if anyone knows who could investigate someone like this, let me know so we can make some calls and get help in here...
