Hope you can help me out or point me in the right direction.
I have a 97 28x72' in a park. I would like to move it to a piece of land.
What do I do from step one to finish? Do I try to buy a piece of land first, how do I know if its right for my home? What about permits,land prep, and utilities? When do I get a mortage before or after. What if i can't get one. Is there an agent that can do all this or advise? Some where there I have to get a constuction loan,does this include the move of the house, land prep, what if I want a garage or porch?

Whew..
1)...Sounds like you need to first find a loan originator that will help you...Right now they are all very busy..But some will take sometime...
Ask a larger local dealer who he uses for land/home...They will know who is helpful and who is not..
Find out what you might qualfy for...be ready to pay for a credit application...but do not pay other fees...start rounding up all the required items to go further with the loan...The originator will tell you what you will need..
2) think about where you want to be...fill up your cars tank with gas...go there...drive around...get a feel of the place...watch for real estate signs on property and note the real estate offices number...If you notice 1 real estate persons signs more than others..you might have found one that specializes in the area you want to be in...Many times..for..land..this will be a small local independent office..Most big franchised real estate firms handle little bare land..The commissions are not high enough to pay their high overhead..
3) Ask the real estate person lots of questions...zoning, improvements and permiting proceedure should all be with in their expertise...Finding the "right" lot can be lots of work...
4) Make an offer on some property...Apply for the loan..wait for the process...move on...All items should be able to be covered in the loan...
If your credit is decent...you should be able to get a rate of about 6.25% now...That is about $ 6/thousand/month..$100,000 loan would be about $ 600...If you park rent is $ 240/mo..you can afford $40,000 for property for the same payment...Even then you overall payment would be lower than now because you house would be refinanced at a lower rate...
