agency that governs home inspections

I recently purchased and moved into to a mobile home and since that day, 45 days ago have had nothing but trouble. The home inspector did not list down any of the defects in this house. I was mislead by the real estate agency on this house. I want to find out who governs the home inspectors and the realtors. Many of the things in here are major expenses. Any help is appreciated.

I am assuming that you paid the inspector dor a writen home inspection prior to the close...I that case most home inspectors have erros and omission insurance to cover mistakes....Have you talked to him about the problems?

Real Estate sales persons and brokers are regulated by you states Real Estate commission...Disclosure of know defects is required in most states...but you will have to talk to the real estate commission for the specific rules in your state...If you still think you are right..then you can file a formal written complaint with them..

I must caution you though...used homes are usually sold as is with no statement about condition...The seller does also have the responsibility to disclose any know defects..You might want to contact an attorney as well..

If a home inspector has an "errors and omissions" clause to cover their mistakes, then what good are their services? There are a lot of charlatans in that line of work by the way.

You are correct about the fact that some are better than others....When choosing a home inspector, one should be just as careful as you would be with any other purchase..

They should be members of their trade association, they should have insurance to cover their mistakes (they are human)...One should check their credetials and backround...many offer resumes..I would check local better business b...and any other consumer agency available...

For the buyer of a used home of any sort..it is always buyer beware...There are no absolute promises of perfection...All buyers should remember that most real estate persons are represnting the seller....not the buyer...and that they make nothing unless a sale happens...Even perfectly honest sales persons do not dwell on the negative...It is the buyers responsibility to ask the right questions and do the investigation necessary to check out the property..

Home inspections are only 1 tool to help in this process..

I suggest that you attempt to search your local government web site
if that is not available I know your state has a site, and your local
representatives contact numbers.
