New MH - Questions (Murray)

Post by Hunter » Tue Jul 02, 2002 8:15 am

I'm still in the process of gathering info on MH, between Easton's book and this wed site I have learned a lot.

A couple of yr. ago I purchase a MH in a 55+ park, it's approx. 35 yr. old (one of the youngest in the park). I knew it would have to be replaced sometime, but due to some problems with the roof and water damage I have decided to do it as soon as I retire.

Since I will not have a car and not be able to go to various dealers, although those that I talk to said they might be able to arrange a visit to their place. I planning to set up a chart, asking about the floor, roof, plumbing, etc. and if they can upgrade these items and fax to the dealership. Most of the companies have sent this information, but the company with the floor plan that I like the most has not. Going to call one of their dealership today and & see if they have more info.

Since the new MH will placed on the same site as the old do I have to worry about site prep?

In your response to "Paula" 6/30/02 re: water heater, (item #7) that it MUST be place on the outside wall - is this for gas heaters only? Since many of the floor plans I have seen the water heater is place away from the outside wall.

May have more questions and hopefully most will be answered, since I only have a few more months to work and I'm using the company's PC.

Hello sir,

I have been a dealer for twenty two years out here in Ariz. Hopefully I can help you out with any questions you may have.

As far a site work I have a few questions for you, 1) is your current home set at ground level or above ground?? 2) If it is at ground level what size is it?

If your current home and the one your looking at is the same size and are the same
gas or electric, then you probably will have very minimal lot prep. Maybe a upgrade on the pedestal, maybe will have to dig a bigger hole, or maybe remove some concrete.

All this will determine if there will be any lot prep.

Out here in Ariz. hot water heaters can be on inside wall as long as proper venting is there either gas or electric.

If you have any other concerns please feel free to ask. One other thing for you--insist that when the set up company puts your home together to put the lag bolts no more than every 10 inches in the cieling and your blocks underneath no more than every four feet apart. This will solve any leaking problems you have had in the past.

Good luck

I would be a little concerned about the dealer who fails to respond...My fear would be what happens after you get the home..

As far as site prep is concerned...most often there is little to be done in a park...but..you will have to consult with your local dealer..

That said..I learned I was wrong about the water heater...Some use a "sealed combustion system" that can be located anywhere in the home...This question will have to be answered by the manufacturer of the home you like..

I am only the moderator here.....feel free to post all the questions that you have...also...you might want to use the search function on these boards to search for answers that have been asked before...Many folks seem to have the same questions and have had good answer from others before...There are many visitors here that can be of a help as well..

I saw your post on an other forum here....My first thought was.."are you comfortable that the park will stay in the business for the long haul?"....Older parks are being closed all over the US..I do not mean to scare you...but you should consult very carefully with the owners..
