I don't know where you are in Texas, but we are just over the border in the Shreveport-Bossier City area. We purchased our own land then went to Greg Tilley's in Bossier to buy our home. I would check with some local mortgage brokers. If you don't know of any, ask the dealership you are considering purchasing the home from to recommend some to you.

Check with a reputable manufactured home dealer or two in your area to find out what mortgage broker(s) they use. Contact the broker and set your clients up with an appointment. It could be the air conditioner. When is the last time you had it serviced? That should be done at least once a year, and you should change or clean the filters monthly.

I'm not overly impressed as they don't give much information on the construction such as type of floor, 2x4 or 2x6 exterior walls, amount of insulation, etc.
