It is hard to refi if your FICO scores are less than 640...Less than 640 middle scores will only be done by the FHA....Your home might very well not be set tot the FHA spec..Hope the lenders here will be able to help..

You should submit a request here in the lender section...Here all the lenders are regularly involved with the manufactured home business... Most lenders you have spoken to have little or no understanding of your home...."Permanent foundation" means different things to different lenders...b...

Homeowners associations can be very controlling...A property owner would have to be willing to commit the resources to challenge the committee in court..Few property owners will commit this kind of time or money..You are right to be concerned..This board is risking your whole association's treasury ...

Most important is to make sure you do not add to the problems...Your credit scores will rise with time...Paying off old collections do not always raise scores..Collections will still be listed for 7 years even if the balance reads 0...The most common type of finance is FHA....FHA does not look at FI...

I know of only 1 lender that does manufactured home on a stated income basis...It is Palm Harbor's Country Place Mortgage...They do have a plan for you...
There are many mortgage companies who will do a Modular home on plans like you seek,,,

If you have read all the post..you now know you should set the home in the manner that the set up manual and foundation diagram require...No state or dealer can change these requirements..Sounds like you two might have the same dealer...

I have no way to actually help you....You should place piers exactly in the location that the plant recommends..Use the foundation diagram included with the owners manual..Call the plant and ask for explanations from the plant engineer..Every state now requires the set up crew be licenced and respon...
