Grissim's buyers guide, available in the bookstore on this site, will give you the information you are looking for. He also has a rating guide. Believe me those books are well worth the small investment. I read them both twice before purchasing our home.

Check the phone book, on line, or with a manufactured home dealer to find a reputable MH repair person. Get some estimates from them and go for it. David is right, the floor will have to be replaced, not "reinforced and jacked."

Take David's advice and get and read Grissim's books before you go house hunting. Also get pre qualified. We did that and have no regrets either with the home we bought or the dealership.

David, how does that work with the title if you have a land/home deal and the title is retired? Doesn't that mean a title is no longer necessary? Wouldn't the MH home and property then sell like a stick built? Also, if a person wanted to sell the MH but retain the property, how would that work?

Ask the park if they want to buy it. You may have to sell it at a loss, but if you don't do it and can't pay the lot rent, they will put a lean on the home and could end up owning it anyway.

Mary, if the MH and the property are tied together it will sell just like any other real estate. The appraiser or realtor can do a comp by comparing it with similar size MH on similar size lots just like they do houses. They will not compare it to similar size stick built homes.
