Re: buying a single wide

As David said, you may have enough equity in your property to use as part or all of yourvdown payment. Also, what he said about getting pre approved is excellent advice. Look for a mortgage broker in your area and talk to them about what you want to do.

Re: walk-in closet in master bathroom

I have a very large walk in closet off the master bath that has a shower and bath tub. The door to the closet is louvered and not solid. I presume you are concerned about your clothes getting mold and mildew. That has not been a problem with us as we make sure we ALWAYS run the fan in the bathroom a...

Re: vin #'s

As the home is worth less than $5k, can you take the seller to small claims court to force them to give you a proper, correct, and clear title or give you your money back? You don't need a lawyer for small claims court.

David, thanks for clearing that up for us. In any case, the floor is fixed and the washer will have a new seal next week.

Re: How to choose a good builder in Maryland?

The first thing I recommend is to go to the bookstore on this site and get both of Grissim's guides. One of them rates manufactured homes and the other tell you what to look for in a manufactured home and what to look out for when you start shopping. They are both excellent books and well worth the ...

OSB vs plywood flooring.

We did a lot of research before we bought our house and I was under the impression that OSB was just about as good as plywood for a sub-floor. To make a long story short our front loading high efficiency washing machine leaked a few times. My wife got the water up as soon as she could when she disco...

Re: RIGHTS TO FIRST REFUSAL-FS723.071 AND FS723.083

David, my wife and I have rented a MF home in two parks. We have owned two MF homes in two parks. We now own a MF home on our own property and would never live in a park again because of problems like this person and many others are having. If you live in a park you may own your own home, but you do...

Re: Refinance Effect On Credit Score

I went through a similar situation a couple of years ago when we were purchasing our manufactured home. We also had excellent credit ratings from all three credit companies and were able to come up with 20% down so we could avoid PMI. Even with our other home not sold we were approved for a conventi...

Re: Dealer Closing Wants Offer

You didn't say what would be included in the deal. Remember, you have to have a place to put the home. Do you already have property or would you put it in a park? Would the deal include site prep and set up or would you have to pay that out of pocket? Is air conditioning included or is that extra? H...
