Are you selling the home only and the buyer will have to move it? Is the home in a park on leased or rented land and the buyer will be able to take over the lease or rent when they purchase the home? Are you selling both the home and the land it is on? There will be a different "value" for each one ...

Make sure you doccument every defect no matter how big or small and submit it in writing to both to the dealer and the manufacturer. My wife and I bought a Southern Energy home made in Alabama. The floors are OSB, not plywood and we have the 2x6 exterior walls, upgraded insullaion package, and dual pane vinal windows. I fully agree with David's advice concerning Grissim's books. My wife and I bought the books and read them twice before buying and they are well worth the investment. If you plan to buy any used home, either manufactured or stick built, make sure you get it inspected by a liscensed engineer before you buy. The few hundred you pay for an inspection could save you thousands of dollars and a lot of hearache later.

Andrew, what is obvious to me is you failed to do your research prior to buying a home. You also failed to hire a professional inspector to check out the home before you bought a used home. My wife and I did lots of research by visiting this site, reading Grissom's books, and visiting lots of dealer...

YOu were very wise to get an inspector before deciding to purchase. I also highly I recommend you buy both of Grissom's books. They are packed of valuable information.
