A building material we use quite often is called Adobe Luan , this is a vinyl wrap veneer. It's very light weight, can be painted/or washable.

I have worked as a project consultant on 7 new developments in the Washington state area. Yes, I do have the experience in this. The last developers mistake was not having an experience staff member. The development set idel for almost two years. In one year I turned over half of the lots.

A home that is 20-30 years old will need major repairs, roof, plumbing, leveling, updated windows this will all add up. For the same money why not buy the newer home. These homes have a book value, so the 70's home has taken a depreciation, do you think the price reflects that?

Just to let you know, Southern California is one of few areas where mobile/manufactured are sold as a comp and the lenders will accept sales price. In other areas, they would go by the book value.

Just to let you know the dealers get cashed out on all homes. So it really doesn't mean what you think. I personally would only give a portion of the funds initially, and the balance at time of delivery. If The home is a factory order, the home must be paid for as it comes off line and is ready for ...

I can recommend a factory in the Salem area, Homebuilders Northwest Inc. The Evergreen series is all that and more. Great home, great price, I have been to most of the factories in Oregon. And am really impressed with this factory. They have a factory store just off I5 in Salem. Check out there webs...
