Are you just wanting a warm climate in which to spend the winters that is mobile-home friendly? If so, try Texas instead. It's less expensive and very friendly. My advice is to get everything included in writing, signed, dated and notarized. I have been home shopping and found that they would change their tune the closer I got to buying.
