What happens when a buyer has a $1300 escrow deposit on a manufactured home in a leased land community and dies 1 day before closing?
Is there a contingency that can be written to avoid problems with a case like this prior to it happening?

Why can a bill of sale not be used to avoid tax on things like furniture, and add on's? What is the difference if buying thru a Broker or By owner on leased land in Florida?

Why do I have to pay full sales tax if purchased thru a Broker? If I buy from an owner (a resale) they can use a bill of sale for things like carports, furniture, and Florida rooms that I don't pay tax on. Why is this? I am not being asked to pay impact! Why can a broker not give a client credit for things like furniture on a resale mf'd home like a by owner can to save the client $ on sales tax? Is there any way around this?
