Busybody tenant
I own a small park in another state and I have an in-park manager. There's a tenant in the park who persists in spreading rumors and this month the target is my manager. As a result, he says other tenants are turning against him and not taking him seriously. This long-term employee is thinking of mo...

Re: title to abandoned trailer
David, thank you so very much for this answer. I continue to learn from you and appreciate your time and expertise on my questions. My park is in Colorado, and come Monday I will contact the CO Manufactured Housing Assoc. as you suggest and start from there. My park manager will be getting the title...

title to abandoned trailer
One of the tenants in my park wants to sell his mobile but can't because he didn't get permits to do the major fix-up on it when he bought it. Apparently, it's not up to code. He has told my manager he will abandon it. It's a 1965 home and I would like to get it out of the park to put an upgrade in ...

abandoned their home, bankruptcy
Tenants in my mobile home park (Colorado) abandoned their mobile home. After contacting the mortgage company, I learned the former tenants had filed for bankruptcy. With a court date in March, the mortgage co. should get the mobile home back and understand they will then be owing space rent until th...

Re: Deposit Returns
Thanks for your reply, David. I was just at the bank to see about doing that, and the clerk suggested that I order a pad of checks (with my current biz acct. #) with only my business name on it and omit the address....
Now why didn't I think of that?

Deposit Returns
I have to handle deposit returns through the mail because I live in another state from my park. I don't want to use the checks I use to pay park bills, because my personal address is on them -- but the cancelled check feature would be useful, something I don't have with a money order. A P.O. Box is ...

Eviction in Colorado
I own a park in Colorado in which I only rent the space; the tenants own their own units. I must evict a tenant because he is not keeping his lot cleaned up and mowed as per written and signed Park Rules. Although I've owned this park several years, the only eviction I've had to do was last year -- ...

Re: tenant screening service docs
They are not wanting the bank info to make automated payments. They want a voided check AND my last bank statement as part of their application process. I don't think so!!
