Thank you for your help, I feel I have two very good options here. I will update you on how it all turns out.I am waiting on a call back from the river property. I will use what you have posted above as leverage, those are some great facts. I am hopeful, and would be happy with either option working...

Thank you for your response. So in your opinion do you think that I could go in at less than $18,000? Obviously I would like to pay as little as possible. Where would you suggest I begin? $17,000 perhaps or maybe lower?

I should have been clear, I have seen the home in person and liked it very much although listed as a 3br (a big draw) turned out to be only a 2br. I had to drive three hours to find that out.
