First big question. Is the home in its original location? If so I would think FHA would work great for you. FhA is more concerned with your credit in the last year than with scores or the past. If you want more info let me know. [email protected]

We do FHA loans with a down payment assitance program so people can do "100%" financing on a construction loan.

FHA and Va have NO price difference for a manufactured home. Conventional is slightly higher (.875 in fee OR about .25% in rate)

Loan origination fee is pure profit but what buisness does not opperat at a profit? Including my loan origination fee and other chages on a one time close my costs come in at about 6% of the loan amount. On her 120,000 amount this would be about 7200

FHA is by far the most forgiving with credit issues. If you can show 12 months without bad credit your score will not matter. Collections may or may not have to be paid off but if not paid will have to be adressed.

FHA will work for your needs. With your credit you can still do a manufactured home with 0 down. Most lenders try conventional but that is very credit score driven. Let me know If I can help. I am with eagle Home Mortgage in Kent Washington and MH are my specialty.

I am with Eagle Home Mortgage out of Kent Washington and can do loans in a number of states. I was in the MH industry prior to going to Eagles so understand your homes better than most lenders. For Cash back (for debt payoff, home improvement or what ever) your best option by far is a 95% loan to va...

FHA is easier on credit and income as well as allows a higher loan to value (lower down payment). Sometimes the engineer Cert is just something you need to do (and yeas FHA does require it) Cost for an Eng cert on a new home with full FHA plans and specs package will run about $250

Va does require the contractor to be approved. It requires a slight background check and takes a day or 2. Pretty simple. As for the home being delivered VA has not rule on this. The loan will not fund prior to being set up and finaled and inspected by VA.
