How and why would a lender lend 85k on a 44k home? Perhaps refinance the lot and home separately? Although licensed to sell home insurance I only sell auto. There may be a specialty company that would do a gap policy but that is a heck of a gap.

You don't insure the land, it's not going anywhere. A homeowners policy covers landscape and garages and outbuildings as a percentage of the homes total cost.

You're welcome, but you may or may not be able to live in it during the process. We were lucky, no vital services were disrupted. Many who redo thier basements are without plumbing and sometimes electricity.
We have a second home we would have been able to use as a backup residence though.

Insurance through the mortgage broker may only cover your structure, not your personal belongings. Be very careful and ask a lot of questions before you'd purchase the policy. Make sure it's an actual insurance product instead of just a loan protection plan.

Christa, we added a basement to our home and it turned out wonderfully. Without knowing previously, nobody would really guess now to look at our home it was anyhthing other than a stick built. Ryan, That question is probably really a two fold question. You need to look for a company that has a strong enough financial rating to back up any claims. That would be thier AM Best rating. Then you'd want to make sure they really pay out thier claims. You could probably check with the California ...

You might be able to post an ad on freecycle saying you need a gas stove and you'll likely get one. Probably a lot less hassle than trying to track down the part.

What most people don't understand about insurance is that when you're getting a quote you're not getting an estimate, you're applying for a policy. An agent and insurance company must have all the information in order to quote a policy. Rates can vary widely based on the type and value of the object...
