Re: Patriot Homes Bad Bad Bad
Wow, your experience is surprising and disappointing. Might I ask which "series" model you purchased? And how old is your home?

Re: New House Cost
Well, I'm looking at a Legacy Housing model which would give me more features and the highest square foot per dollar. I haven't seen it yet, but will definitely give it a look over and probe for construction quality specs. A relative unknown but pending build quality, could be a front runner. Pics l...

Land/Home Financial Services?
I've been searching for opinions and experiences with Land/Home Financial Services and can's seem to find anything. I guess that's due to the generic name of the company. Anyway, the specialize in financing manufactured homes, have an informative/comprehensive website, and they do the loan type I wa...

Re: New House Cost
I suppose I answered my own questions in that post. I think I've learned a lot from these forums and my past couple of dealer experiences that went south. We've spoken several dealers and priced out comparable models from Patriot and Solitaire... also considering Athens Park Homes' Pacesetter series...

New House Cost
Okay, USDA financing for a modular home ended in failure, We were near closing on a Patriot Homes Corpus Christi modular home on a $5K lot for under $109K. This time around, due to my spouse not being employed, I may have only $80K to work with. Assuming the same cost for the lot, I need to find out...

Re: Being Jerked Around By Lender/Title Company
Sorry about the HUD/MOD grouping. I know HUD is HUD and modular is IRC/IBC/UBC. That's the USDA manager's mindset sneaking in. I should have known we'd have problems when he kind of brushed it off everytime we corrected him when he'd call a modular home a "mobile home". We have the dealer ...

Re: Cost of On-Frame Modular Home
Yes, the subdivision allows everything except temporary dwelling and pre-HUD mobile homes. It's largely covered by HUD/Manufactured homes, although there are some stick-built houses and some possible modulars. We did go with the on-frame modular. I think there are some benefits in the more stringent...

Being Jerked Around By Lender/Title Company
The whole deal with classifying mobile home vs. manufactured home vs. modular home is tripping us up big time. We've been approved for a loan with the USDA and the manager personally visited and approved our lot selection. We chose an on-frame modular from a dealer they've worked with in the past. A...

Re: Cost of On-Frame Modular Home
Thanks for the great input. I think I'm going with the on-frame modular to make it fit within my loan amount. One other question. Is it common practice to have the builder/dealer pay closing costs? Some typical closing costs can be wrapped into our USDA loan, but that still leaves a little over $2K ...

Cost of On-Frame Modular Home
I'm in the middle of purchasing a Patriot Home. The house is a smallish, on-frame modular model. The cost from the get-go is some $10,000 more than the same model labeled a HUD/Manufactured home. On top of that, the dealers says it would be an additional $12,000 to have to home placed off-frame. At ...
