Waverlee vs. Deer Valley vs. Sunshine

Post by xtrafast » Mon Nov 12, 2007 1:53 pm

Me and my wife have been looking extensively at manufactured homes and have decided on one of the Waverlee, Deer Valley, or Sunshine homes. We have found 3 different dealers that we are willing to work with, after eliminating about 6-7 others either due to the brands they had (Fleetwood, Clayton), or due to sleazy sales tactics and an overall bad impression when it comes to professionalism.

I have the Grissim Guides and it ranks Deer Valley and Sunshine pretty well. However Waverlee only gets a 4 in the rankins. What I realized is that Waverlee makes more than one line up, and I believe its the Country Series that is cheaply built as the Grissim guide listed a 2500 sqft model as being typical for them, and priced at $75,ooo which is too cheap for a quality home that size. But the dealer we looked at had the Tuscumban series, which was completely upgraded with almost all specs being equal to the Deer Valley and Sunshine homes, however the Tuscumban series Waverlee also included a 5 year warranty, although I'm not sure of what the details were. Prices were very comparable on all 3 brands.

I guess it comes down to what we like the best, who we feel most compfortable dealing with, and just a lot of research.
But I wanted to hear from anyone who has had a Waverlee or Deer Valley and is happy with it, or not happy with it. I seem to have found a lot of threads on Sunshine, but less on Waverlee and Deer Valley from people who own them.

Any input would be greatly appreciated.

If you have not already done so, you can search these forums for
all the previous posts on these manufacturers....I find 30 or more on Deer Valley, about 20 on waverlee and many on Sunshine...Be sure you set the search time frame to all dates,,,A link to the search function can be found at the top of this message box..

DEER VALLEY ALTHOUGH BEAUTIFUL AND BUILT THEY SAY BETTTER THAN THE OTHERS STINKS. I BOUGHT ONE AND HAVE HAD FOR 18 MONTHS AND THERE HAVE BEEN MORE THAN 20 OCCASIONS THEY HAVE HAD TO COME OUT AND FIX THINGS. CRACKING WALLS, ELECTRICAL PROBLEMS, PIER PROBLEMS. I COULD ON AND ON. PICK SOMETHING ELSE BESIDES DEER VALLEY. I AND MY HUSBAND HAVE GONE THROUGH HELL W/THEM. I KNOW MULTIPLE OTHER PEOPLE W/THE SAME PROBLEMS. HAPPY TO SEND YOU PICTURES OF THE HORRENDOUS CRACKS, ETC THAT WE ARE STILLLLLLLLLLLL WORKING ON.

What are the standards for putting in a footer?

Width, length, depth as well as spacing?

curious..

also are soil conditions considered, to ensure additional settling does not occur?

Soil compactness is the most important figure used in calculating the proper foundation requirements...The owners manual will have all details as to blocking and footer requirements..These are based on the results of a soil test...Any licensed set crew should be able to test and translate the manual requirements..

ok, but the general info is not publically available?

other than looking in a good civil engineering handbook?

It is not unusual to have an engineer design the proper foundation...The publically available generic set up code will address foundation requirements..It will start with a soil test just like the manual would..The actual set up manual is the best location to get model specific information...Its recommendations will have been developed by the same engineer that designed the home itself...There is no library of factory literature or manuals available...

I purchased a Waverlee home 3 years ago. Their customer service is lousy and their finishing crews are worse. I was supposed to get in my home by Christmas and it was over a month later when we finally moved in. The finishing crew did a horrible job. They made half a dozen trips and still left items that were not fixed and what they did fix looked like I hired a fly by night handyman. The more they came, the worse it looked. My carpet was replaced in my living room because they got paint all over it by a crew who told me they had never laid carpet. It has huge rolls all over and they refuse to repair. I have windows with casings that don't fit. The door to my furnace is falling off which they broke and refused to replace. There are strips in the corners of each room all the way down that are bulging. My front door has a hugh crack after its closed. They repaired my ceiling and it has a hugh lump all the way across. My kitchen sink leaked and they came out twice but never repaired so we hired a plumber ourselves and it ruined the fake wood underneath which they would not replace. My diswasher sits in the hole crooked but they could not fix. Some items they did replace after I threatened to sue but with the same cheap materials they started with. I have dark burgandy bathrooms and a child could have done a better paint job. My kitchen light was tied up with a twist tie which I did not really notice for weeks. When I took it down, it was sitting on my table it was so long. I would not advise anyone to buy this 75000 piece of junk. When is someone going to put building standards on manufactured housing just like a house because thats exactly what it is.
